Investing in Real Estate: A Primer

Real estate is one of the most powerful wealth-building tools available to everyday Americans. But like any investment, it rewards preparation and punishes impulse.

If you're considering your first investment property, here's where to start:

Clarify your strategy. Are you looking for cash flow (rental income), appreciation (long-term value growth), or both? Different strategies favor different markets, property types, and timelines.

Know your numbers. Cap rate, cash-on-cash return, gross rent multiplier — these aren't just jargon. They're the tools you need to evaluate whether a deal actually makes sense. Work with an advisor who can help you run these numbers honestly, not optimistically.

Choose your market carefully. The best investment market for you depends on your goals, your risk tolerance, and your capacity to manage (or hire management for) a property from a distance. Local expertise matters enormously here.

Build your team. A good investment advisor, a knowledgeable lender, and a reliable property manager (if you're investing remotely) are the infrastructure of a successful investment strategy.
